Hey There! Rob Reynar here checking in, just a reminder home inspections are crucial part of the real estate buying process. Did an inspection on a one year old home today. It's a spec house, it's a beautiful home, well constructed but sometimes things go wrong. Thermal imaging in the inspection showed that there are four holes in the roof. Water was leaking, currently sitting on insulation in the roof that problem would have only got worst as we're heading into June, the rainy season. In fact, some water was leaking down into the furnace area. It's all solvable not a big deal. It's an easy fix, it's just lucky that we caught it. The other thing is that a couple of the dishwashers leak, a sink was leaking and a toilet was loose. It's all because no one's living in the house to notice this stuff. Had these buyers bought without an inspection, they wouldn't have found out a lot of this stuff until many weeks into being into the home and with a leaking roof that could have been a lot worse. So, don't underestimate the house just because of it's age or how the quality of the finishings are, get a home inspection.
