Giant Sale Skews Stats

August 31st, 2009 - I have long been a proponent of using Median and NOT Average price when looking at Real Estate Stats. Here is the prime example why, Mike Vernon's house. The former Flame Goalie set a record for the MLS with his 10.3 Million Dollar Sale. That's great for the market, but not for its stats 


Buyers are Buying Up

August 28th, 2009 - There seems to be an intersting trend happening right now in the market. It would seem many Buyers are taking advantage low prices and mortage rates and jumping up in price and missing some great properties in the process..

Want Your Deposit Back?

August 26th, 2009 - Had a deal fall apart on a NW Calgary home nearly 2 weeks ago, but I still don't have the paperwork I need to release the Buyer's deposit... In fact I haven't even heard from the Agent in a week or so! This was the same Realtor that sent me at unsigned inital offer and NEVER returns calls...

GlenEagles and Asphalt Shingles

August 25th, 2009 - - For years it was thougth that you had to have wood shakes or some sort of tile on your roof in GlenEagles of Cochrane. Turns out there is nothing in the Restrictive Covenants supporting that. Many home owners are taking advantage and getting rid of rotting wood roofs in the neighbourhood.

Non Refundable Deposits

August 21st, 2009 - - It seems to a wierd streak of deals not comming together over financing and such.. Now conditional sales are not 100% done deals for sure.. But wouldn't it be a good idea to do more homework before you write an offer on a home, I think non-refundable deposits would smooth things out..

Home Inspection Gone Wrong

August 17th, 2009 -  The home inspection can be a frustrating process when one goes haywire.. All I ask of a Home Inspector is to back up what you say with proof, visit the house again if need be, and not be afraid to tell the Buyer there's nothing wrong. You don't have to justify your fee! I ranted a bit here, but stick with it, there is a point!!

New Home Prices Going Up

August 13th, 2009 - - Prices are going up and that's a good thing! Many Builders are bumping prices up a little in the coming days, mainly because it's costing them more to build the homes. That's a really good economic indicator that we could be on the back half of the recession.

It will replace the current PST and GST with one tax. Some other provinces have gone this route as well. My concern for BC Home Buyers and Realtor ...

Part Time Realtors

August 10th, 2009 - - I'm really surprised at how many part time Realtors I deal with. Would you deal with a part time Doctor or Lawyer? Why put your largest asset in the hands of someone you can only return calls on coffee breaks at their full time job.

Property Doesn't Appraise? Really!?

August 7th, 2009 - I've had, and some fellow Realtors have had deals fall apart in the last week because the properties didn't appraise... How is that possible in this market? Sales are up and prices are stable.... I just don't get it. Do you? If so I'd like to hear from you..

How about sending a Referral

August 6th, 2009 - - I recently got a call from a Realtor who admitted they know little if anything about the home, neighbourhood or town that were showing a Buyer. How is that looking out for the client you are working for...? It's not...but it might just create a commission cheque!
